GA&A’s founder, Harry E. Gilbert, a real estate broker, began his appraisal career after the Mayor asked him to provide valuations for blocks of downtown properties devastated by the 1904 Fire. In 1953, he became president of the American Institute of Real Estate Appraisers, the forerunner of the Appraisal Institute. His son Gordon took up the practice after serving in World War II, in the Army Engineering Corps. He soon became a Member of the Appraisal Institute {MAI]. Gordon Gilbert, Jr., became an MAI in 1976.

The analysis of the Environs, Highest & Best Use and location adjustments are supported by Co-Star surveying, and up-to-date demographics. “Market conditions adjustments” are supported by specific submarket vacancy and leasing trends. All land sales are ranked, along with the subject, for aspects of site utility: shape, access, exposure, site improvements, topography, etc. Traffic volume is a key factor for retail locations. Building sales are ranked for location, site utility, building quality and functionality. Income approaches are supported by analyses of comparable leases, expense history, extracted market capitalization rates and timely surveys, as applicable, from RERC and PwC. The Marshall & Swift service furnishes location-specific building and site cost estimates. Expect USPAP compliance for all appraisals, and adherence to Appraisal Institute ethics and standards of competence in consulting and appraising.
